Waterproofing technologies explained: integral, cementitious, membrane, crystalline & injection
Waterproofing is not one product but a family of technologies, each solving a different problem. Integral (admixture) waterproofing such as Dr. Fixit Pidiproof LW+, Fosroc Conplast or crystalline admixtures like STP ShaliCrystal is dosed into the concrete or plaster mix to reduce permeability from within, ideal for new construction, water-retaining structures and where no membrane can be re-applied later. Cementitious coatings, two-component acrylic or SBR polymer-modified slurries such as Fosroc Brushbond/Brushbond RFX, Sika SikaTop Seal, STP ShaliCem and Master Builders MasterSeal, are brush- or spray-applied, breathable, and bond directly to concrete, making them the workhorse for water tanks, basements, wet areas and as a base coat. How to select the right waterproofing system: substrate, water pressure & exposure
A reliable specification starts with three questions. First, where is the water relative to the structure? Positive-side (water on the same face as the coating) suits most coatings and membranes; negative-side waterproofing, water pushing from behind, such as a basement wetted from outside but coated inside, demands crystalline or specialised cementitious systems that resist negative hydrostatic pressure. Second, what movement and traffic will the surface see? Static, non-trafficked roofs accept rigid cementitious systems; areas with thermal movement, cracking risk or foot/vehicle traffic need elastomeric membranes (acrylic or PU) selected by elongation and the manufacturer's stated crack-bridging. Third, what is the exposure, UV, ponding water, chemicals, or potable-water contact? Exposed terraces and parapets need UV-stable acrylic or PU; concealed/buried areas can use bituminous or crystalline; potable water tanks require non-toxic, certified coatings such as Fosroc Nitocote CM210 or equivalent food-grade-approved systems. Each building element has a preferred system. Roofs and terraces (exposed): UV-resistant acrylic LAMs or polymer-modified cementitious coatings with a protective screed; under tiles or traffic, a PU membrane. Basements and retaining walls (below grade, high water table): pre-applied HDPE/TPO or post-applied bituminous membranes externally, with crystalline admixture in the concrete and crystalline/cementitious coatings for negative-side defence. Water tanks and reservoirs (potable and non-potable): non-toxic cementitious or crystalline coatings rated for water contact; for potable use, specify certified products. Basement seepage and efflorescence on negative-side walls call for crystalline treatment plus cementitious coatings rather than positive-side acrylics that delaminate under back-pressure.
